Rome hotels: where to stay in Rome.

Rome's hotels since the liberalization of the accommodations in Italy are much more and in better shape than they'have been in years; dozens upon dozens of these properties have undergone recently deep renovations.
On the other side the huge quantity of tourism the city has experienced in the last couple of years, finding a good hotel room at any time of the year is harder than ever.
So, before traveling Italy, make the reservations as far ahead as possible.
The hotels in Rome are among the most luxurious in Europe, but, when reviewing the best of the upscale hotels, try always to have a good selection of moderately priced hotels, where you can find confortable, charming lodgings with private bathrooms. Rome has inexpensive choices and can offer more in services and facilities than you might expect from the prices.
Furthermore, the italian government controls the prices of its hotels, designating a minimum and a maximum rate. The difference between the two might depend on the season, the location of the room and even its size.
Government ratings do not depend on sensitivity of decoration or frescoed ceilings, but they are based on facilities, such as elevators and the like. Many of the finest hotels in Rome have a lower rating because they serve only breakfast.
Hotels usually require you to check out on the day of departure between 10 am and noon: later than this, you run the risk of being charged for a further night. As to check-in times, there are no hard and fast rules, but if you are going to arrive late in the dat, it's probably best to mention this when you book a room.
Nearly all hotels in Rome are heated in the cooler months, but not all are airconditioned in summer, which can be vitally important during July and August.

Hostels - The new cheap hotels?

Hostels have long been the "dirty" word in the hotel and travel industry, but times are certainly changing for the better as the public realise more and more that hostels and youth hostels are a viable means of accommodation when they travel around the globe.

What is a Hostel? In a hostel guests rent a bed (sometimes a bunk bed) in a dormitory and they share common bathroom, kitchen, and lounge rooms. Private rooms are also often available if you prefer your own privacy. The main benefits of hostels are the low costs of the accommodation compared to alternatives such as hotels and also you get to meet other travellers from all over the world. Hostels are usually less formal and less expensive than hotels. They are most frequently used by young travellers. In the past many hostels imposed age limits, but today it's more common for hostels to accept guests of all ages. Despite the openness of modern hostels, the majority of guests are traditionally and overwhelmingly between the ages of 18 and 26. Hostels provide opportunity for multicultural enlightenment. There is more interaction between guests than in traditional hotels, and many hostels provide activities to their guests for free or at low cost. There are some potential drawbacks to using hostels, although most are the same as drawbacks that you could find at many hotels. Theft can be a problem since guests share a common living space, but this can be prevented by locking belongings up. Most hostels offer some sort of system for safely storing your valuables, and many offer private lockers. However, for the greater part, travellers are equally concerned for the well-being of their own belongings that theft of other people's belongings rarely takes place. One potential drawback to staying in hostels is difficulty sleeping because of noise, whether from snoring or someone returning to the room late in the evening. For this reason, some hostels associations fix times for last admission and lights out. Despite their low price and somewhat bad reputation, many hostels are of a high standard and have great facilities for people of all ages and backgrounds to enjoy.

The Industry

The budget travel sector, such as backpackers, gap year travelers and also families wanting multi-location holidays, has boomed in the last few years and is driven to a large extent by word-of-mouth recommendation.

With competition in the industry "hotting up" and with millions of customers each and every year choosing cheaper, cost-effective accommodation, the standard and reputation of these places are ever-increasing.

The major hostel booking companies also have ratings systems which, not only helps customers to choose the right accommodation, but also helps to push hostel owners to do more to satisfy their customers as their ratings directly affect how much business they will receive from these booking sites.

The most popular hostel destinations are: London, Sydney, Rome, Amsterdam and New York and no matter where in the world you are travelling to, you will find a selection of great accommodation to suit both your taste and your budget.

Despite the arrival of budget hotel chains such as Travellodge, Ibis and Jury's Inns, backpackers still prefer to stay in hostels due to factors such as atmosphere, fun and the social experience of meeting other backpackers.

The hostel industry, once considered a "cottage industry" has now grown rapidly with the entry of new players opening deluxe hostel chains including The Generator Hostel in London.

Even if you had never heard of hostels before, the arrival of the new blockbuster horror film entitled Hostel, directed by Eli Roth and starring Jay Hernandez, will no doubt help to advertise the industry, despite the nature of the film.

3 Star Hotels

Finding a hotel that suits your budget comes easy when you take into consideration the activities that you will be busy with, or what you want to achieve during your stay. If being extremely pampered and totally worry-free comes last on your list, then you?re welcome to try a 3-star hotel. This is not to say that 3-star hotels do not offer any degree of comfort or luxury; it just seems impractical to be paying for lavish amenities when you won?t have the chance to take advantage of them.

If you?re a business traveler, who intends to be primarily engaged in, well, business matters, and not that concerned with having a fun and relaxing time, then a 3-star hotel with provisions and facilities that are useful for conferences and business correspondence would be a good recommendation. Furthermore, the affordable price is more attractive if you intend to keep the business expenses low. Also, an in-house restaurant, bar or lounge eliminates the need to go elsewhere for lunch or dinner meetings, and thus saves you time that you can spend preparing for presentations instead.

Meanwhile, on the other end of the tourist spectrum, a weekend traveler who has a planned itinerary can find good value in a 3-star hotel that is within minutes of a popular tourist destination, such as Paris or Amsterdam. Just because you?re visiting a top tourist spot doesn?t mean you have to spend a lot on accommodations. For instance, three star hotels like the Hotel Windsor Opera in Paris (only over a kilometer away from the city center) even offers services such as a business center facility, room service, and a fitness center, with rates that are at least about fifty percent lower than the best hotels located in the heart of the city.

While 3-star hotels may be expected to offer more than basic accommodations, it may be best to assess them and make a choice according to your expectations and needs. For instance, you may deem access to a fitness center more important than room service, or prefer Internet access and a business center to availability of a swimming pool. Whatever you prefer, be reassured that you can consult with an online guide and make sure to ask the right questions that will ultimately lead to a pleasant 3-star hotel experience.

Jacksonville Beach Hotels: Oceanfront Lodging at its Best

Travelers to Jacksonville Florida have many options for lodging in the area. If you are traveling to Jacksonville on business or pleasure and need a place to stay, don't overlook the Jacksonville Beach hotels. Located about a half hour from downtown Jacksonville, Jacksonville Beach has more hotels than any of the other local beaches, and most of them are oceanfront - serving up our beautiful wide sandy beaches as your playground away from home. All of the Jax Beach hotels are within walking distance, or a short $5 cab drive from some of the best restaurants and nightlife Jacksonville has to offer.

From Beach Blvd. north to 16th Ave, 1st Street is the place to be for hotels, dining and dancing, shopping, and just hanging out in general. For the traveler, Jacksonville Beach hotels include such well knowns as Quality Suites, Best Western, the Comfort Inn, Holiday Inn, and the Fairfield by Marriot. For the adventurous, a vanishing breed of mom and pop hotels still exist, for now, on the strip. Paradise Alley and the Surfside Inn offer somewhat cheaper lodging than the big boys, and also seem to have less of a corporate feel.

With 143 rooms, the Holiday Inn Sunspree Resort at Jax Beach is one of the larger hotels in the area. Recognizable by the huge whale and tropical sunset murals facing 1st Street, the Sunspree is a full service family resort, with the "Windows on the Ocean" restaurant offering oceanfront dining for breakfast and dinner. There is the "Marketessant" in the lobby that offers snacks and souvenirs, and the Reef Lounge is a favorite of locals to come in and shoot some pool. The large swimming pool is just in front of the lounge, and a few steps down and you're on the beach! As a Sunspree resort, during the summer months there is an activities program for the kids. This Jacksonville Beach hotel landmark is at the top of our tour, located between 15th and 16th Avenues North.

Just behind the Holiday Inn, and owned by the same Shaner Hotel Group, is the Marriott Fairfield Inn & Suites. Not being on the ocean, the Fairfield caters to the traveling business person. Equipped with high speed internet access in the rooms and lobby, there are also several Jacuzzi Suites available to help you relax after a hard days work. A swimming pool and hot tub outside, the Fairfield and Holiday Inn encourage their guests to share their amenities.

Next door is the Comfort Inn, best known for its huge faux rock waterfall swimming pool. Plenty of fun for the kids, the Comfort Inn Oceanfront also caters to adults, with the famous Kokomo's lounge, for shooting pool and weekly Karaoke. Out of towners can really get to know the locals here. The Tiki Bar and deck, between Kokomo's and the sand dunes, is a great place to hang out in the sun with your favorite cold beverage. Summer weekends commence with live local bands outside, accompanied by plenty of dancing beach goers on the deck.

Continuing south down 1st Street we come to a pink one story "motel" type building called Paradise Alley, on 8th Ave N. A mom & pop establishment, the Paradise is owned by a lady that refuses to sell out. The rooms are theme based, and are decorated with a nautical flair. Dinner and lunch is served on the outside deck on 1st Street, a popular hang out in the summer offering live music and over 100 domestic and imported beers. Paradise Alley's southern neighbor used to be the popular watering hole First Street Grill, but will soon be another towering oceanfront condominium.

Another place that you can't miss is the elegant Casa Marina. A great place to get married, the Casa is right behind the dunes at 6th Ave., and is the north end beginning of the boardwalk Old world charm, elegance, and romanticism sum up this Spanish looking castle like structure. Dining at the Casa includes an inside formal dining room, and an oceanfront courtyard and veranda, serving a "new beach cuisine" for lunch and dinner, and a killer Sunday Brunch (in season). The Casa's newest addition is the Penthouse Lounge and Restaurant. Sitting on top of the north wing with an outdoors covered deck, the Penthouse has some excellent views of the Atlantic Ocean and the boardwalk, and is becoming a favorite happy hour destination. Even if you don't stay at the Casa Marina, you gotta check it out!

If you want to be where the action is, the Best Western is smack dab in the middle of it. One of the smaller hotels in Jax Beach, its oceanfront rooms all have balconies right above the Boardwalk. A great ocean view and a great place for people watching! Being in the middle of the Strip, you can park your car inside their ground floor garage and walk to all the great restaurants, clubs, and shops that JB has to offer. High speed Internet access, an outdoor swimming pool, and whirlpool tub rooms are also available.

Located oceanfront on the southern end of the Seawalk Pavilion, the Quality Suites is the newest hotel in Jacksonville Beach. Their pool is on the south side nestled between the hotel and the lifeguard station (no drowning here), and across the street is the ever popular Sneakers Sports Bar. All of the 72 rooms are 2 room suites with oceanfront balconies, and some of them are whirlpool suites. High speed Internet and a business center make this upscale Jacksonville hotel a favorite of corporate travelers.

Pet Friendly Hotels

If your travel companion happens to have fur, or walk on four paws instead of feet, then you will probably need to locate a few pet friendly hotels for your travels. Most hotels will not allow you to bring your four legged friend in for a nights stay, so its important to call ahead to any hotel you plan on staying in to make sure that except pets as well as people.

You can find pet friendly hotels in almost any area, and at almost any price range. Pet friendly hotels are typically just like your normal hotels. You can visit a bed and breakfast, or a spa; all with your cat or dog right there beside you. Since pet friendly hotels are a rarity, the will often book up a little quicker than other similar hotels will. For that reason it's important to call ahead and book your room early if you know you will be traveling with your pet, and be in need of accommodations. Particularly if you are traveling to a cat or dog show in a particular area, the rooms will book up exceptionally quickly in a pet friendly hotel, so you will want to be sure to secure yours before they are all gone.

In many pet friendly hotels the hotel will set aside certain rooms of the hotel specifically for use by pet owners. By setting aside a room specifically for pet owners, they allow other hotel guest to be able to spend their stay in the hotel in a room free from pet dander, as well as the hassle of running into, or hearing other people's pets. For dogs, many pet friendly hotels will sometimes have a special place for you to take your dog outside to relieve him or herself, occasionally the better pet friendly hotels will have some sort of dog park or recreation area as well where you dog can have the opportunity to get some exercise and socialize with the other dogs who are also staying in the hotel.

Hotels that are not only pet friendly, but also those that have the pets in mind with things such as recreation areas and pet friendly dining are usually some of the best to take your pet to. In these situations you pet is often invited to do everything that you are in the hotel, and the hotel sometimes s will offer addition activities for the pets as well, such as a dog day camp that can allow you to go out on the town and have fun, while leaving your dog behind having fun as well.

In most cases be prepared to pay a little extra for your pet to stay in the hotel along with you. While pet friendly hotels do allow pets, most require some sort of supplement for the privilege of having your pet stay along with you in the same room. The supplement is usually not as expensive as having another person stay along with you, but it can get a little expensive depending on the hotel that you select.

Before traveling to any pet friendly hotel do your research. Talk to friends who also travel with their pets that have gone to the area and visit a hotel that they particularly enjoyed. Your friends are often your best resource in locating the very best places to visit. If you know you are traveling to a certain location and want to stay in a particular hotel then book your room as advance as you can. In most cases the earlier you book your room the less expensive it will be, and the better your chances of getting the room and location that you want. Booking your hotel room late or at the last minute could mean that all of the pet friendly hotels are booked up, and you will have to leave your pet at home.

Condo Hotels: The Math

SEC laws dictate that condo hotel developers cannot and should not sell their product based on cash flow and income that the property produces. This consumer protection, although well intended has created a void in the consumer's ability to judge whether a condo hotel is an investment or a 'consumption' real estate purchase. Condo hotels should produce income, as any hotel room would, but there are many factors that create a successful hotel and the income should not be the sole reason for a purchase. Here is just one way to analyze a condo hotel's potential income:

The Math: Consumer Since most people don't use a second home more than 30 days per year; a cottage or a condo hotel unit is likely vacant for 330 days/yr. IF we Assume a hotel runs a 65% occupancy = 214 of potential rentable days. IF the Average Daily Rate (ADR) is $175/night = $37,537 year in potential gross revenue. ($175x214=$37,537)

Many condo hotel Rental Management Agreements (RMA) pay a 41-60% split with hotel management. Assuming this, your income could be $1,370/mo before your expenses of Debt Service, Taxes, Insurance, Dues. At current market rates, $1370/mo supports roughly a $250,000 loan (before taxes, dues, insurance). Numerous assumptions have been made in this example. Hotels traditionally have seasons, and regularly require maintenance and improvement.

With Condo Hotel you are purchasing Real Estate, NOT Revenue.

How many hotels are there in Las Vegas? Hard to tell whether there's more hotels or light bulbs . Let's just say there's way too many to count. And they all have their strengths and weaknesses. A major strength that hotels in Vegas require nowadays is great shopping. And when it comes to shopping, the hotel that flexes the biggest muscles has got to be Caesars and its Forum Shops. The Forum at Caesars isn't just another mall. You'll find gorgeously decorated Roman architecture, talking water fountains, and an enormous aquarium featuring stunning tropical fish. In addition, the Forum offer everything else that you want in a great mall, including the big brand name stores you know you can depend on and the specialty stores that meet your special needs, not to mention wonderful restaurants. And don't miss the Race for Atlantis. Add the best parking in town and easy access and you can see why Caesars tops the list.

But shopping isn't the only place where Caesar rules. Let's face it, despite all the recent moves toward making Vegas a family tourist destination, gambling is still king and the sports book hotel is the first and most important factor when it comes to spending time in Vegas for many people. When it comes to picking the best sports book hotel, the grand old Roman emperor leads the pack as well. With big screen TVs everywhere-including a monster screen measuring 20 feet by 30 feet-and individual monitors to boot, Caesars is really the only place you'd ever want to watch your favorite games and races and make money while doing it. You can indulge in daily line, parlays, match-ups, futures, propositions and pari-mutuel wagering. Caesars isn't the only game in town, however, and you just might want to check out the Las Vegas Hilton or the Stardust. After all, if you've already spent all day shopping at the Forums, you might be in the mood for a change of pace when it comes to laying down the bets.

Caesars also makes a bid for the best entertainment venue in town, but has to make room for Mandalay Bay's House of Blues at the top. The Colosseum at Caesar's offers up incredible acoustics, true, but the sheer variety of nationally recognized artists on display nearly every night at the House of Blues gives it the edge. Acoustics are one thing, but variety is the spice of life, after all.
